Lot clearing gets a piece of ground ready to build on. Maybe you bought a lot in town, a few acres in the county, or a spot by the lake. Now it is grown up and the builder cannot work on it. A whole wooded tract is a land clearing job, and a building site is this one.
We clear the lot with a skid steer running a drum mulcher, a brush cutter and a grapple. Brush and small trees get ground into mulch in place. What has to leave the lot rides out on the dump trailer. Then we rough grade so the builder has a flat place to work.

Land around here comes two ways. On Crowley's Ridge the building lots are wooded and rolling, cut into hardwood timber outside Jonesboro and Brookland. Out in the Delta the ground is flat. A lot that has sat a few years grows up in cedar, sweetgum saplings and briars.
We look at the lot with you first and find the corners. You show us where the house or the shop is going and how wide you want the drive. Then we clear that footprint and room to work around it. A builder needs more than the slab area open.
Brush, vines and small trees run through the drum mulcher and stay on the lot as mulch. That is the same method as forestry mulching, just inside a building footprint. Trunks, root balls and old fence wire get picked up with the grapple and hauled off. We look at the larger timber when we give you the estimate.
A few things have to happen before a foundation contractor rolls in. The buried utility lines need to be marked. A surveyor sets the corner stakes so the house sits where it belongs. Concrete trucks need a way in that will hold their weight.
Arkansas 811 handles the line locates. It asks for two full working days of notice before anyone digs. Once the lines are marked you have ten working days from the day the ticket went in to start. We clear around the marks and leave the flags standing.
We do the clearing and the rough grading. The builder's excavator digs the footings, and a septic installer puts in the tank and the field lines. Pads built to an engineer's spec sheet are somebody else's work too. If a lot needs more shaping than a rough grade, that turns into dirt work and grading.
Buying a few acres and putting a house in the middle is different from a lot in town. You need the house site open, a lane in from the road and a yard around the place. The rest of the timber can stay. We clear the part you are using and leave the woods you bought the place for.
A shop or a barn site works the same way, just smaller. We clear where the building is going and rough grade the ground flat. A gravel drive back to the shop is its own job. We can do it on the same trip.
Lake lots grow up fast and most of them are tight. Trees crowd the water, the bank falls off and there is not much room to swing a machine. We take the brush and small trees out, keep the shade trees you want and haul the rest off. Mostly a lake lot needs the view opened and a flat spot for the cabin.
